Residents of the Andover Farms subdivision in Van Buren Township, Michigan automatically become members of Andover Farms Association, Inc. when they purchase their lot. Every lot receives a benefit from the common areas along the entrance streets, the street islands, and the storm water retention pond. Such common areas increase the overall value of the subdivision and the pond protects the homes from flooding when excess storm water accumulates by draining it from streets and backyards through the storm sewers. This also means that all lot owners are obligated to pay for the maintenance of the common areas and to enforce the property restrictions listed in the Declaration document because the value of such maintenance and enforcement cannot be separated from any individual lot.
