ARTICLE 5 - DUES & ASSESMENTS 

Section 1: Annual Assessment

 

The annual assessment of the Association shall be $200.00, due and payable on January 1st of each year. This assessment will be billed directly by the treasurer to each Member. Any Member not paying their assessment within thirty days shall be considered a Member in delinquent standing. 

The purpose of the assessments levied by the Association shall be for the repair, maintenance, operation, management and improvement of the Common Areas, 

including but not limited thereto, the payment of all taxes and insurance thereon, the repair and replacement thereof, the operation thereof, additions thereto and improvements thereon, and for the cost of labor, equipment, materials, management and supervision for and in conjunction therewith. 

In addition to the annual assessment provided for herein, the Association may request voluntary donations from Members for the cost of events, or special projects that the Members have approved. Any such donations are voluntary and will not create any obligation of the Members.

The annual assessment may be increased or decreased by the Association, if 

approved by a vote of two-thirds (2/3) of a quorum of the Members, at a meeting of the Association, as required to pay all costs, expenses and charges to carry out its purposes hereunder.
